The holiday season is certainly the busiest travel time of the year. Since so many leave home to visit family, friends or take a vacation, we would like to provide helpful tips for keeping your home safe and operating efficiently during your time away.

TIPS FOR YOUR HOME:

HOME AUTOMATION – With a home automation system, your travels can be much easier than in times past, you can save energy too. It is more convenient and efficient to control lighting, AC/heating, door locks, garage door, window coverings, and more – and it’s all at your fingertips. You can have direct control of your home from your smart device. It’s worth checking into a system like this.

LIGHTS ON – An automatic timer or use of a home automation system to turn lights on and off while you’re gone can save energy, and provide an indication that someone is at home.

New DOE Water Heater Regulations – More Efficient

water heater regulationsThis spring the U.S. Department of Energy mandated new efficiency standards on water heaters. This means water heaters manufactured after April 16, 2015 may have more sophisticated designs and may potentially be larger than previous models.

The new regulations require a higher energy factor (EF) rating on gas, electric, oil, and tankless water heaters. On a water heater, the energy factor (EF) indicates the overall energy efficiency, based on the amount of hot water produced per unit of fuel consumed in a typical day. The higher the EF, the more efficiently the water heater converts power into hot water while reducing losses… and the more money you save on overall energy costs.

Our Best Laundry Room Plumbing and Maintenance Tips

laundryWe are all so busy these days. Laundry is something that seems to keep piling up with no end in sight. We want to get it done as quickly as possible and get in and out of the laundry room so we can enjoy the sunshine of Arizona. It’s easy to become complacent and overlook simple steps which keep things running smoothly in the laundry, conserve energy and keep your family safe. Sometimes these simple steps seem so minor, we feel like they cannot really make a big difference in our lives. But they really do help and can prevent trouble prematurely, like having to replace your washer and dryer earlier than expected. 

  • Run the washing machine only when it has a full load.
  • Inspect washing machine hoses for signs of wear. Replace rubber hoses with stainless steel braided hoses. (Available from your Marlin Service Tech.) They last longer and are resistant to leaks and cracks.
  • Ensure that all drains have strainers to keep hair, soap and debris from entering and clogging the drain lines.
  • Use a strainer on your washing machine hose. Marlin has strainers specially designed to fit laundry hoses.
  • Check exposed pipes under sinks for signs of leaks.
  • Apply an enzyme drain cleaner (available from Marlin Services) to laundry drain lines once each month to keep lint and detergent scum from building up and causing clogs.
  • To prevent sewer gases from backing up into your home through your laundry sink drain or other infrequently used drains, periodically pour a bucket of water down the drain to keep the trap seal full.
  • Install a flood alarm to warn of water from the washing machine or water heater leaking from the appliance or overflowing sinks.
  • lower the hot water heaterConserve energy and prevent scalding by checking the temperature setting on your water heater. It should not be above 120 degrees Fahrenheit or medium setting on older models.
  • Consider replacing a worn out washing machine with a more efficient front-load model.
  • Never store flammable liquids such as gasoline, adhesives or solvents near the water heater, furnace or other gas-fired appliance as they may ignite.

You don’t want to be in the market for a new washer and dryer very often. The average life span is somewhere between 12 and 13 years. Follow these simple tips and maybe you can extend the life of these appliances even longer.

How You Can Do Your Part with Water Conservation

Water conservation is a “hot” topic these days, as many states in the U.S. face water shortages. The EPA (Environmental Protection Agency) has worked hard over the past couple of years to instill the belief in everyone that we need to take conserving water seriously. They have developed strategies and driven federal water efficiency requirements to get people to make water conservation a way of life.

In past blog posts and social media posts, we have talked about leaky faucets and leaking toilets and it’s always shocking to hear how much water is wasted in the average household every year. That wasted water translates to two very important things – wasted resources that are already becoming scarce and higher water bills.

Here are some great plumbing and water conservation tips that will help you do your part in conserving water and helping our country stay ahead of the curve:

  • Don’t use excessive amounts of detergents, bleach or chemicals that may kill the natural bacteria in your septic system.
  • Use biodegradable soaps and detergents.
  • To prevent excessive watering of your lawn in the summertime, purchase an inexpensive spring-loaded timer which attaches directly to your outside faucet. This will prevent overwatering in case you forget to shut off the sprinkler.
  • Water pressure in your home above 60 pounds per square inch is harmful to your plumbing system and will cause excessive water usage. Contact Marlin and schedule a twelve point plumbing inspection check which includes a system pressure test. If it exceeds 60 pounds, consider installing a pressure reducing valve that will limit the water pressure within your home.
  • Check your water meter during a period of time when no water is being used. Make a note of the meter reading and check it 8 to 10 hours later. If the meter has moved, there is an indication that you may have an undetected water leak, which should be corrected.
  • Leaky toilets consume more than 40% of your total water usage. Installation of a new toilet flapper and fill valve will keep your toilet running efficiently.
  • Conserve energy by checking the temperature setting on your water heater. It should not be above 120°F or medium setting on older models.
  • Replacing an old shower head can save up to 7.5 gallons of water per minute without sacrificing full spray action at low or high water pressures.
  • A leaky faucet that drips once per second can waste more than 8 gallons a day. That’s 3,000 gallons per year!

These all are very simple steps on the road to water conservation. Everyone can do it!

Tips for Saving Money on Heating in the Winter Months

candle_check for air leaksWe have spoken about programmable thermostats because it’s a great way to control the temperatures in your house and ultimately, it helps to reduce the use of unnecessary energy and saves money. There are so many other very simple steps you can take to save energy and therefore, save money. Let’s look at many of them.

  1. Programmable Thermostats – We’ll start there because it’s a great tool to control temperatures when you don’t need the heat to be running at a high temperature – when you are out at school and work during the day and while you sleep at night, as a couple of examples.
  2. Turn Down the Thermostat – For every degree that you turn down to within the 60-70 degree range, you can save 5% on your energy bill.
  3. Replace Air Filters Regularly – Keeping your filter clean allows for the energy to flow more easily, taxing your system less.
  4. Reduce the Water Heater to 120 Degrees – Keeping the setting at 120 degrees can save 7-11% annually on your heating bill. The EPA recommends setting your water heater to 120 degrees to help prevent scalding and to save energy.
  5. Seal Leaks – Seal windows, doors, pipes, vents or electrical conduits that go through the wall, ceiling or floor.
  6. Replace Old HVAC System with an EnergyStar Product – When it’s time for a new system, consider replacing it with a new EnergyStar unit. The same goes with household appliances.
  7. Proper Maintenance – Have your system checked once to twice a year on a regularly scheduled maintenance program. A system that is running efficiently will save you money.

Here are some ideas that are completely free, quite simple and can also help save on the energy bill:

  1. Let the Sun In – During the day when the sunshine is at its best, open the blinds and shades and let the sun in.
  2. Keep the Damper Shut – If you have a wood burning fireplace, keep the damper closed when not in use. If you decide not to use the fireplace at all, place a piece of rigid insulation in the damper to seal it off tightly. It can be purchased in any hardware store.
  3. Keep the Heat Inside – Be sure doors and windows are closed when the heat is on.
  4. Bundle Up – Wear socks, sweaters and other warm items when you are a little cold. The shorts can wait for the Arizona summers.
  5. Keep Windows Covered When It’s Dark Out – In the daytime, let the sunshine in. When night falls, close the blinds and shades to keep the cold outside.
  6. Check the Exterior of Your Heating Unit – Be sure your HVAC unit is clear of grass, dirt, leaves and anything else that could be surrounding it. Hose it down to clear out the debris.
  7. Do a Little Detective Work – Light a candle and walk around the house, near doors and windows and see if you see the flame flickering. If it flickers, you have discovered leaks.

Standard Water Heaters vs. Tankless Water Heaters

Ah, the age old question, “Standard Water heater or tankless?” Ok so maybe not age old, but close enough. With the housing market being what it is today, there are a lot of new homeowners, as well as old homeowners that are looking to remodel, that are inquiring about what type of water heater to use. Whether you are buying your first home or simply updating or remodeling your existing home, there are many variables to be considered in choosing the best water heater to suit your needs and save you money.

A proper working water heater should be well equipped to provide enough hot water for the number of residents in your household, at the busiest time of day, without increasing your water bill to absurd amounts.

Standard water heaters use a large tank to hold and heat your water. Cold water is fed into the bottom of the tank from your home’s water lines, where a heating element or burner heats the water in the tank from the bottom. As cold water becomes heated, it rises to the top of the tank where the heat-out pipe is located, which sends the water to your sinks and fixtures. Once all the water in the tank is brought up to the desired temperature, the heating mechanism shuts off. If you are considering using a standard water heater, keep in mind, the tank should be large enough to accommodate the number of people in your household.  A forty gallon tank will be large enough for 1 to 3, possibly 4, people but if you have a family of 6 to 8, a 75 gallon tank, or a high recovery 50 gallon tank, will be more suitable for you.

Tankless water heaters are small units, which are usually installed on the side of the house, that only heat the water as you use it. As soon as you turn on a hot water faucet, a mechanism within the device is triggered, heating the water to the temperature specified and programmed into the unit. Because the water heats up instantly, less energy is being used to heat and reheat the same water that isn’t being used. This results in more energy savings for the homeowner. Tankless water heaters are also beneficial for households that have fluctuating numbers of occupants, such as those that often have family in and out of town. Tankless water heaters are also considered to be more environmentally friendly, or “green.” Although this water heater, in particular, is typically more expensive than a standard water heater up front, it can save you money in the long run.
