AIR CONDITIONING IS MORE THAN A LUXURY – IMPORTANT TO HEALTH & COMFORT
Fall has arrived. September brought a welcome
change of weather to Greater Phoenix, and now it’s time to clean up and maintain air conditioning systems and prepare heaters for cooler times. The typical summer of extreme heat also bestowed plenty of rain and thunderstorms on us. Our homes and their operating systems have taken a beating.
Keep in mind that air conditioning is not a luxury in our area. It’s a necessity, and it makes a significant difference to the health and comfort of all who live and visit. With this in mind, Marlin would like to remind you that mechanical systems need care and maintenance on a regular basis.
Below are valuable tips for caring and maintaining your air conditioning and heating equipment.
Replace Air Filters is t
he easiest way to help your maintain your air conditioner. It improves efficiency, promotes longer life of the unit, keeps air ducts cleaner, and improves air quality in the home. Best to change filters monthly.
Keep Air Vents Clean for less dust, and better airflow in the home. Vacuum and wipe down air vents as needed. Also, keep furniture and other object clear of air vents for proper airflow and can cause overheating of equipment.
A/C/Heater Inspec
tion & Maintenance is essential for optimal performance of your system. Mechanical equipment needs proper care by the professionals once or twice per year. That goes for all major air conditioning, heating, and plumbing systems – it saves you time, costly repairs, and equipment replacement sooner than needed. Marlin’s Protection Plan is a good call for your inspection and maintenance.
Properly Program Your Programmable Thermostat to control inside temperatures any time of day or night. This makes your home comfortable, more efficient, and saves you $$.
Insulate For The Season, for your best comfort and home efficiency. Efficient home insulation helps prevent air from leaving your home as well as, from entering. Check and replace insulation in the attic, around windows, doors, and walls as needed. At least once per year is recommended.
Clean Up The Outside A/C Unit to prevent debris, leaves, shrubs, and trees from growing up around the unit and obstructing its efficient operation. Shrubs should be planted 2-3 feet away from the a/c unit.
Be sure to use expert and professional help for mechanical maintenance and repairs. You can do the light work yourself like changing filters, cleaning vents, adding insulation, and keeping vegetation and debris from around the outside unit.

AIR CONDITIONERS ARE AFFECTED BY EXTREME HEAT
Air conditioners in the greater Phoenix area are affected by extreme heat each summer, and this summer is no different. It has been especially HOT this year!
Most air conditioners are not built to operate well in temperatures of 100 degrees Fahrenheit and above when they have to keep the inside of your home 20-30 degrees cooler than the outside temperature. These criteria have been established by ASHRAE (American Society of Heating, Refrigerating, and Air-Conditioning Engineers, Inc.) and are referenced by most energy codes. Once the maximum outside temperature is reached excessive energy is consumed as the system works harder to cool the home or office and the cooling system can start to malfunction. Additionally, the working parts of the air conditioner can begin to fail.
Take a Look At These Relevant Notes:
• A/C is Not Working, Turn Off A/C – If your air conditioner is not cooling, turn it off. This helps prevent the unit from further damage
• Lower A/C Efficiency – In extreme heat, even the best A/C systems decrease in efficiency due to high outdoor temperatures. The lower the temperature outside, the better the cooling is inside
• Greater Energy Demand – With increased temperatures, everyone else in the area wants to stay cool by lowering their thermostats at the same time. With this higher energy demand, you might experience power outages or overloads. One recommendation is to set your thermostat at 78 Fahrenheit degrees or higher when someone is home. Set it at 82 degrees Fahrenheit or higher when no one is home
• Increased Wear – In extreme heat, most air conditioners constantly run to lower the temperature inside the home
• More Dust & Debris – A/C units tend to collect more dust and debris than usual in the monsoon dust storms, which clogs filters and coils faster
• Spinning Fans – Outside fans accumulate debris faster with the constant spinning
• Replace Air Filters Monthly – Change filters more often in extreme temperatures
• Older Units Need Replacement – Many units older than ten years are likely to have difficulty maintaining and surviving the extreme heat. Newer units are better engineered and more efficient than the older ones
Stay safe in the heat and pay attention to your air conditioner. Your A/C plays an important role in your comfort, health and safety during this heat.

There are Many Great Reasons to Change Your Air Filters Regularly
You’ve heard it before. You have probably heard it many times. We say it all the time. You may even be tired of hearing it.
Be sure to change your air filters regularly! There are many good reason to do it.
One of our customers recently told us this story – she was at her doctor’s office because her allergies were in full swing. The doctor mentioned one of the simple things she could do at home to help relieve her allergies is to make sure she changes her air filters every month. It’s true and we were happy to hear that her doctor recommended this. We have been telling this to our customers for a long time.
Some people have already started using their air conditioners and with A/C weather right around the corner, here are some great reasons to regularly change your air filters:
- It’s easy!
- They are inexpensive, particularly when compared to the cost of a repair to your system when dirty air filters may have contributed to the problem.
- It is one of the few DIY procedures a homeowner can perform that substantially and immediately impacts your system’s performance and efficiency.
- Your air flow will be restricted with a dirty filter, which causes the blower motor to strain. This piece of equipment is an expensive component if it breaks down.
- The service life of this component will be decreased and need replacement earlier than it should if cared for properly.
- Your utility bills will increase if your A/C system must run longer due to restricted air flow.
- It is good for the air quality in your home. As mentioned above, especially during allergy season, a clean air filter will help keep airborne particles from circulating indoors.
- A clogged filter can cause accumulation of dust in your ducts. You then may need a duct cleaning as a result.
- A dirty filter may cause mold to grow.
- You are doing your part in saving the environment. When the A/C needs to run longer due to a dirty filter, you are using more energy and therefore, wasting energy.
With the warm Arizona summer not too far away, you want to be sure your A/C is running at its best and at the same time, running efficiently to help control your utility bills.
Go now and change your air filters!

NOW is the Time for Preventive Maintenance – NOT in the Heat of the AZ Summer
You likely have heard this before and it is not merely a sales pitch. Now is the perfect time for preventive maintenance on your HVAC system – when the weather is not too warm in the spring, before the heat of the AZ summer kicks in and in the fall before the cooler weather starts. It is similar to your annual physical check-up with your doctor. In both cases, it is far better to be sure all is operating properly before big problems build up than to wait and have to fix a big problem after the fact. This is especially true of your Air Conditioning/Heating system.
The benefits of an annual “check-up” far outweigh the costs of the annual preventive maintenance service appointment. You will enjoy:
- Lower energy bills – When your system is maintained properly it is performing at its optimum level and highest efficiency. That translates into savings on your energy bill.
- Extended life of your system – When your system is performing at its optimum level on a regular basis because you have been properly maintaining it, you give your system its best chance to live a longer life. This is because it is working most efficiently and with less stress on multiple moving parts that are necessary to have a well operating system.
- Lower repair costs – When you regularly examine your system, you are likely to catch small fixes before they grow to a larger, far more costly problem. Even small issues cause stress to the other moving parts in your system and can eventually lead to a larger problem. Solving these smaller problems now contributes immediately to lower energy bills and extended life for your system.
Marlin Services does a 17-Point Tune Up in order to cover all the important items that should be checked to avoid a system break down. This includes:
- Check thermostat operation
- Clean or replace filter (customer supplied)
- Check system temperature split
- Check Freon level
- Inspect fused disconnect
- Inspect wiring and tighten electrical connections
- Inspect contactor, relays and pressure contacts
- Inspect electrical safety circuits
- Check voltage and amperage to all motors
- Inspect indoor blower and motor for dirt buildup
- Inspect bearings and lubricate all moving parts (as required)
- Inspect belt and adjust tension (as required)
- Inspect and clean condensate drain
- Inspect outdoor coil
- Inspect duct seal at unit and secure panel
- Explain and document all necessary repairs
- Run and test system
For a variety of reasons, it just makes good sense to practice preventive maintenance and to do it when you are not in desperate need for servicing or repair – particularly in the 100+ degree summer weather we have here.
And don’t forget to change your air filters regularly! This is such a simple thing to do and it will help greatly in properly maintaining your HVAC system.

Repairing or Replacing your A/C Unit
SHOULD YOU REPAIR OR REPLACE YOUR AIR CONDTIONER?
Living in the Phoenix Area we all know that a well-installed and properly operating air conditioning system is a must. This place is hot, so it’s great to go from the brutal heat into an ice cold mall or movie theater and it’s no surprise that swimming pools are such a common backyard feature.
But what happens when the air conditioning system that has so faithfully cooled your home for the past 10 summers stops doing its job?
Even though it’s a matter of comfort, affordability and safety the last thing you want to decide at the end of a 110-degree day is whether to repair or replace your air conditioning unit. Marlin Services wants to provide you with some information to help you make the right decision.
Repair:
1. Will you be moving soon? When you sell your home you might not get the return on investment you had hoped by installing a new air conditioner. To save money in this situation don’t replace your air conditioning system – have it repaired.
2. Is this the first time you’ve encountered a problem with your HVAC system? HVAC units that appear to be mechanically sound and haven’t required frequent repairs in the past shouldn’t need to be replaced.
3. Is your air conditioner costing you more in energy bills than it used to? If your unit is less than five years old simple repairs like replacing worn capacitors or standard maintenance like chemically cleaning the condensing coils can make a big difference in energy efficiency. If your HVAC system spends a lot of time cooling an empty house you might consider upgrading to a programmable thermostat. A properly programmed thermostat can save you money while you’re away and still have your home nice and cold when you get home.
4. You shouldn’t have to think twice about having your air conditioner repaired if the work is minimal and the bill is low. As long as your HVAC system works properly again this is a smart move.
5. Even some expensive repairs may be more cost-effective than replacing the entire system. Get a quote for the cost of the repair. If it’s 50% or less of the cost of having a new unit installed then have the repair performed instead
Here’s a bonus: if your unit is less than five years old there’s a good chance that the repair work will be covered under warranty!
Replace:
1. Is your air conditioning system more than 10 years old? If so, it’s time to invest in an ENERGY STAR unit. Your HVAC system has a life expectancy of about 10 years and once it’s this old repairing it can be like throwing money right out the window.
2. Summer is here – if you have an older unit that has required frequent repairs it’s best to prevent those nasty surprises by replacing it before it breaks down again.
3. There are currently manufacturer’s rebates and tax credits available that can lower the investment required.
4. If your energy bills are going up and your unit is over five years old it might be time to invest in a newer, more energy-efficient unit.
5. If your score is below five your home energy use is above average and you’re probably paying more than you need to on energy bills. Just remember repair tip #3 before making the big decision!
Take a look at this that outlines when and why you may need to replace your A/C unit.

Cleaning Air Filters in Your Home | Home Air Filters
To change the temperature in your home, your heating and air-conditioning system pulls in air from inside your home, then blows the tempered air through ducts to the rooms in your home. That means, your air filters are an important part of your home. Air filters keep harmful particles away from the motor and coil. The blower motor will burn out if not kept clean and could cost you more than $300 to replace and if your coil freezes up it could cost you a whopping $1200 or more for a new compressor.
Also a dirty air filter makes your A/C unit work harder and longer causing your energy bill to increase by up to 35% or more each month.
Changing your air filter once a month will cut down on the airborne particles that cause allergies and viruses.
According to the EPA, “Filters are used to protect the HVAC equipment from the buildup of unwanted materials on the surfaces such as fan motors and heating or cooling coils, and not for direct indoor air quality reasons. They have low efficiency on smaller airborne particles and medium efficiency on larger particles, as long as they remain airborne and pass through the filter. Some smaller particles found within a house include viruses, bacteria, some mold spores, a significant fraction of cat and dog allergens, and a small portion of dust mite allergens.” THIS IS WHY WE AT MARLIN SERVIVES OFFER SEVERAL INDOOR AIR QUALITY PRODUCTS THAT WILL IMPROVE THE AIR IN YOUR HOME.
